Trace and access: leak detection for insurance claims

Many home insurance policies will pay to find a hidden leak. Here's what 'trace and access' means, how the process works, and how our reports help your claim go through smoothly.

What is trace and access?

'Trace and access' is cover found in many buildings insurance policies. It pays for the cost of finding a hidden leak (the trace) and getting to it (the access), such as lifting a section of floor or removing tiles, and then putting that area back.

It doesn't always cover the repair to the pipe itself, and every policy is different. That's why it's worth checking your own policy wording, or calling your insurer, before work starts.

Does home insurance cover leak detection?

Often, yes, if your buildings policy includes trace and access cover. Some policies cap the amount, some require you to use their approved contractor, and some need a fixed investigation price before they'll approve anything. Your insurer can tell you which applies to you.

How we help with your claim

We work with homeowners, landlords, letting agents and insurers.

  • Fixed-price investigations where your insurer needs a set fee agreed up front.
  • A detailed leak detection report covering what we tested, the methods used, what we found, photos and thermal images, and our recommendations.
  • Clear findings for the loss adjuster, so they have what they need to make a decision.

What to do now

  • Stop the water if you can, and photograph any damage.
  • Call your insurer and ask whether you have trace and access cover.
  • Get in touch with us. Tell us your insurer's requirements and we'll arrange the investigation and report to suit.

Common questions

Can you provide a fixed price for my insurer?

Yes. Fixed-price investigation quotes can be provided where your insurer needs one before approving the work.

Will my insurer accept your report?

Our reports are written to give insurers and loss adjusters the detail they ask for: the testing carried out, results and recommendations. Claim requirements vary, so we always recommend checking with your insurer before arranging work.
